Overview
"Number of Not Available Units" is an essential metric for property managers and stakeholders, which quantifies the total number of units within a community that are currently unavailable for leasing. These units may be unavailable due to legal issues, maintenance blocks, or because they are occupied but not legally leased. This metric helps property managers understand how many units are effectively out of the market, impacting the overall occupancy rate and revenue potential.
How is it Calculated?
This metric is calculated using the following formula:
Number of Not Available Units = Count of Units that Meet Unavailability Criteria
Where to Find This Metric?
- Go to the Global-View in Socienta (eg. https://dune.socienta.io/).
- Click on the Dashboard icon (Socienta).
- Navigate to the PM Occupancy Dashboard (Socienta).
- Not available units tab.
- Filter the data by date to view specific metrics for that date.
